If you’re a landlord in the Bristol area you are required by law
(under the Gas Safety (Installation and Use) Regulations 1998) to
have a Landlord Gas Safety certificate (othwise known as CP12) for
all the gas burning appliances in your rental properties.
What is a Landlord Gas
Safety Certificate?
It is not enough just to have the gas appliances in your rental properties checked, you also need to have records to prove that this has been done satisfactorily. When the Gas Safe registered engineer has checked your appliances they should provide you with a Gas Safety Certificate containing details of the checks they have carried out.
This should include:
- A description and location for each appliance checked.
- The engineer’s name, Gas Safe registration number and signature.
- The date of the check.
- The address of the property that has been checked.
- Your name and address as the landlord.
- Any problems that have been identified and what action is needed to fix them.
- The results of the operational safety checks for each appliance.
Even if your property is being managed by an agency it is important to make sure you are still discharging your legal duties as a landlord with regards to gas safety. If your agent has agreed to take responsibility for the annual gas safety checks, make sure this is written into your contract with them. It is also a good idea to ask to look their records at least once a year to make sure the checks are being carried out and documented correctly.

What is included in a landlord gas safety check?
Your annual landlord gas safety check covers the gas appliances and associated fittings in your rental property to make sure they are working safely. Once the checks have been completed, you will receive a Gas Safety Certificate showing what was tested, the results, and any action needed.
How far in advance should I arrange a landlord gas safety check?
We recommend doing your check well before your current certificates’ expiry date, giving you plenty of time to organise access with tenants and deal with any follow-up work without any time pressure. If you’ve had a check with us before, we’ll send you alerts in the runup to its’ expiry.
How are tenants involved in a gas safety check?
Tenants will need to provide access to the property so the inspection can be carried out. Once the check has been completed, landlords legally must make sure they receive a copy of the Gas Safety Certificate. Keeping tenants informed helps the process run smoothly and shows that gas safety is being taken seriously.
What happens if a fault is found during the inspection?
If a fault is identified, the engineer will explain what the issue is and whether any remedial work is needed before the appliance can be used safely. The appliance may need to be turned off until repairs have been carried out, because safety should always come first where gas is concerned.
